PARCELS A + B Combinations

Build Bigger: Parcel Combinations

The parcels were split to sell individually — but they were designed to combine. Pairing a roadfront parcel with the parcel behind it gives you road-to-water (or road-to-trail) ownership, simplifies or eliminates the access easements, and creates estate acreage that simply doesn't exist for sale in Nokomis.

The easement advantage: Parcels B1 and B2 are each served by a 25-foot access easement crossing A1 and A2 respectively. Buy both sides of an easement and you may not need it at all — the seller will modify or release easements as appropriate to the combination you purchase. Surveys are complete, legal descriptions are done, and easement documents are being drafted now, so a combination purchase can be papered cleanly.

The compound case: A1 + B1 is the family-compound blueprint — one household on the road, one on the lake, sharing a private drive no one else uses. A2 + B2 does the same with a livable house already standing.

Parcel Splitting and Easement

We are in process for splitting Parcel A into Parcels A1 and A2. Surveys have been completed, legal descriptions are done. We are having easement documents drafted for execution. Easement are required for access to Parcel B1 and B2.

Purchaser buying two parcels may not need one or more easements. We can modify easements as necessary.
